Turnbridge acquired, through bankruptcy proceedings, an irreplaceable 130-acre, partially-built luxury golf resort and residences located in La Quinta, CA, in the heart of the Coachella Valley. The acquisition price reflects a significant discount to the prior developer’s basis. The transaction was de-risked through extensive on-site diligence, obtaining entitlement approvals, a transient occupancy tax revenue share agreement, a purchase option for an additional 200 acres, and a management agreement with a global luxury hotel flag for the resort and branded residences.
