Turnbridge acquired 250 West Nyack Road, a 241,310 SF industrial warehouse building, in December 2019. The property consists of 204,598 SF of last-mile distribution space and 36,712 SF of office space situated on a 15-acre site in Rockland County, NY. The property is located four miles from Northern New Jersey, five miles from the Tappan Zee Bridge, 19 miles from the George Washington Bridge, 26 miles from Manhattan, and minutes from the nexus of the Garden State Parkway, Palisades Parkway, and I-287, providing excellent vehicular access to the 15 million residents of the New York Metro area. Turnbridge acquired the site in an off-market transaction from a non-institutional seller that had owned and operated the building for over 35 years. Turnbridge has completed a full-scale repositioning of the asset by implementing institutional operations and property management, and executing a $1.8M capital improvement plan to bring the building up to Class-A standards and improve rental rates.
