Four Seasons Private Residences

Four Seasons Lake Austin is one of the nation’s preeminent planned condominium developments, situated on 145 acres immediately outside of Downtown Austin. The project includes 200 thoughtfully designed, ultra-luxury residential units and villas, in addition to a world-class offering of private amenities including a full spa and wellness center, indoor sports club, lake clubhouse, and a private marina with over 3,000 feet of direct waterfront access. Turnbridge Equities made a preferred equity investment into Four Seasons Lake Austin in July 2024, providing pre-development capital in partnership with the developer to actualize what will become Austin’s best-in-class residential development. The project’s existing entitlements for condominium and mixed-use development make it an irreplaceable site both locationally and in scale within the larger Austin metro, setting the stage for a generational development opportunity. Turnbridge’s preferred equity is invested at an attractive and well-protected last dollar cost basis relative to the market value of the site today. The project has had a successful pre-sale effort to-date, comprised of sales for over a quarter of available units. The project is currently undergoing sitework in advance of construction planned for 2025.
