Q2 Stadium Assemblage

The Q2 Stadium Assemblage includes a 23.2-acre, five-parcel portfolio with 240,151 SF of light industrial and flex buildings, assembled through four separate acquisitions as a covered land investment. The assemblage is located in the North Burnet neighborhood adjacent to Q2 Stadium, home of Austin FC, Austin’s first professional sports team, and sits next to a light rail transit station providing easy access to Downtown Austin. The North Burnet neighborhood is experiencing rapid growth, as new office and residential development at The Domain, one of Austin’s premier mixed-use destinations, continues to densify that district and push new projects into North Burnet. Additionally, the stadium offers several venues for live music, entertainment, public parks, and food and beverage outlets, all of which serve as significant amenities to the immediate area. In 2024, Turnbridge rezoned the assemblage to North Burnet Gateway-TOD, increasing by-right entitlements from 2:1 FAR and 45 feet of height to 12:1 FAR and 490 feet of height, unlocking 11.5 million square feet of by-right density. Turnbridge is now designing and pricing a Phase I development of 248 multifamily units and 120,000 SF of retail, with groundbreaking targeted for early 2027.
