Northern Virginia Mission-Critical Cyber/Defense-Tech Portfolio
Turnbridge launched its Northern Virginia mission-critical cybersecurity / defense aggregation strategy in August 2018. The strategy targeted mission-critical properties leased to leading defense and cybersecurity tenants that have significant infrastructure and location-specific needs to service their clients. Generally, these properties service “top secret” projects that require on-site work in sensitive compartmentalized information facilities (SCIFs) that are expensive to build and difficult to relocate. Through aggregation, Turnbridge mitigated the rollover risk related to single-tenant occupancy by creating a multi-tenant portfolio with staggered lease terms and diversified tenancy. Over the course of the hold period, Turnbridge built a five-building 880,000 SF portfolio leased to blue chip tenants including Boeing, General Dynamics, Lockheed Martin, and Northrup Grumman. In August 2022, Turnbridge made an institutional portfolio exit successfully completing the business plan and investment strategy.
