Eton Business Park

Eton Business Park is a 205,000 SF industrial campus comprising 41 tenant suites across eight standalone buildings. The property is well-positioned in the West San Fernando Valley, one of the best-performing industrial submarkets in Southern California with low vacancy rates and strong rental rate growth. Turnbridge acquired the property in April 2025 at a discount of approximately 50% to market. Turnbridge purchased the property from a non-institutional owner who had mismanaged the property for years. At acquisition, occupancy was only 65% versus a submarket average of 98%. Turnbridge has since executed a value-add business plan encompassing installing institutional-caliber management and leasing practices, routine capital maintenance, and remediation of two pre-existing environmental matters under agency oversight, increasing occupancy to approximately 90% as of year-end 2025.
